We typically have many international tenants who come to Denmark to work in larger companies. We also rent to ordinary Danish families, couples or singles. We screen all tenants regardless of the type of tenant.
The length of stay for our homes depends a lot on the season, the condition of the home, area etc. Our homes have an average length of stay of between 2-5 weeks.
We recommend that you start 2-3 months before you want to rent out your home. Most international customers often travel to Denmark several months before their secondment begins in order to find accommodation and secure a lease etc. And some come looking for accommodation with takeover after a few weeks.
We recommend that the landlord is not present at showings. The potential tenant may well feel a little distressed when the landlord is present and this does not offer the best opportunity to get the property rented out.
According to the Tenancy Act, the lease is always non-cancellable by the lessor during the entire lease period. In our contracts, there is usually a 9-month non-cancellation period, after which the tenant can terminate with 3 months' notice. In most cases, a fixed-term lease cannot be terminated, either by the tenant or the landlord, unless otherwise stated in the contract, or if the fixed lease period is less than one year.
In certain contracts, a diplomatic clause is added, which is most often used for expats. Diplomats are offered a so-called diplomatic clause in the contract. This means that they can terminate the tenancy at any time, with three months' notice, but only if they are sent out of Denmark.
It is our experience that smaller homes that are rented out for a shorter time offer an advantage if the home is furnished. For larger homes that are rented out for a longer period, it is an advantage that the home is unfurnished, as the international tenants often want to bring their own furniture. If you want to rent out the furniture, our advice would be to remove furniture that has an affective value.
If you want to rent out your home with furniture, it is a good idea to prepare an inventory list. In this way, both you and the tenant have an overview of which belongings in the home are yours.
As a landlord, you have obligations in the tenancy. You are responsible for ensuring that all technical installations work throughout the rental period. If, for example, the dishwasher breaks during the rental period, and it is not due to the tenant's failure to do so, you are responsible for repairing or replacing the dishwasher.

After the new Tenancy Act, it has become more difficult for the landlord to require his tenancy to be renovated upon moving out. The landlord can only demand normal repairs. When the tenant returns the home, it must be in the same condition as the home was when moving in, with the exception of general wear and tear.

Housing4rent collects the first month's rent + consumption and 3 months' deposit from the tenant. In some cases, prepaid rent is also charged, but this is rare.
The tenant always pays the deposit and prepaid rent to Housing4rent's deposit account. The deposit and the prepaid rent are then transferred to the landlord's account, net of Housing4rent's fee. The transfer only takes place when there is a signed lease and the tenant's approval of the lease.
You have to pay tax on your rental income, but there are good deduction options.
We experience many home owners who cannot get their home sold and therefore choose the alternative solution of renting out their home instead.
Housing4rent is open to renting out the home at the same time as the home is for sale. However, it requires that we have a rental agreement and that the landlord's estate agent is informed and agrees to this.
Smoking is not allowed in our rental. If the tenant still smokes in the tenancy, the tenant will have to pay a specialist to have the traces of the smoke removed.
