As a rule, there is a residence requirement on all properties in Denmark where one or more persons have previously been registered as residents. We only have very few properties where there is no residence requirement. The homes can only be rented out to tenants who have an address elsewhere in the country. In concrete terms, this means that a tenant will not be able to have his address on the property.
The rent for the tenancy is on our website and consumption for water, heating, electricity and internet is added to this.
The tenant must pay rent until the lease expires. If the tenant vacates the property before the notice period has expired, the tenant must pay rent until this period has expired. If the tenant moves out, the landlord must have access to be able to inspect the home. The tenant must provide his new contact address no later than 8 days before the move-out date.
The landlord has the right to refuse an offer from the tenant, if the tenant charges one resident per room in the residence. This is regulated by Section 52 of the Housing Regulation Act. If two or more residents per room, the landlord must, according to Danish law, reject the tenant's offer.
If you rent a furnished tenancy, it is the landlord's contents insurance that covers the rented furniture.
You must take out contents insurance yourself for what you bring. It is therefore important that you have contents insurance in case something should happen during the rental period.
Most rental contracts drawn up by Housing4rent are time-limited. In our contracts, there is usually a 9-month non-cancellation period, after which the tenant can terminate with 3 months' notice. In most cases, a fixed-term lease cannot be terminated, either by the tenant or the landlord, unless otherwise stated in the contract, or if the fixed lease period is less than one year.
In certain contracts, a diplomatic clause is added, which is most often used for expats. Diplomats are offered a so-called diplomatic clause in the contract. This means that they can terminate the tenancy at any time, with three months' notice, but only if they are sent out of Denmark.
The most normal thing is that the landlord wants a 3-month deposit and the first month's rent, which must be paid before the keys are handed over. In rare cases, the landlord will require 3 months' deposit and 3 months' rent in advance. It is also the lessor's right to demand up to 1 year's bank guarantee.
When the tenancy ends, the landlord will have to pay back the deposit. The landlord has two weeks to assess the tenancy and in the event of damage that needs to be rectified, the deposit will be withheld until the rectification has been carried out.
When you, as a tenant, return a rental property, it must be in the same condition as the tenancy was when you took it over, with the exception of normal wear and tear. The landlord can never demand that the home be returned in a better condition than it was taken over.
If the tenancy is taken over in a new state of repair, it must be returned in normal state of repair. The landlord can only demand normal repairs, i.e. 2 times painting and a light sanding of the floors.
The tenant is responsible for the internal maintenance. The landlord is responsible for the external maintenance of the tenancy as well as the renewal of technical installations, including breakdowns of white goods, unless these are caused by insufficient maintenance.
Smoking is not allowed in our rental. If the tenant still smokes in the tenancy, the tenant will have to pay a specialist to have the traces of the smoke removed.
Some of Housing4rent's homes can be rented furnished. These homes are taken over fully furnished, and the tenant must therefore only bring their personal belongings with them. It is the tenant's responsibility to take care of the furniture. The tenant will receive an inventory list together with the lease.
The landlord decides whether there may be pets in the accommodation. There may also be restrictions on pets from the property association. Whether pets are allowed in the home can be found on our website.
